What makes a welded roof different
Traditional flat roofing builds waterproofing out of layers and adhesives. TPO does it with one engineered sheet whose seams are fused by heat, so a finished seam isn’t glued to its neighbor, it is its neighbor, a single piece of plastic. Done right, the weakest point of old flat roofs becomes the strongest part of this one. Sheets come in wide rolls, so a simple roof may have remarkably few seams at all.
Why LA specifically embraced it
The membrane’s bright white surface reflects most of the sun’s energy, and on a flat roof, which stares straight up at the LA sun all day, that matters more than on any pitched roof. Where the quality lives
TPO’s weakness is not the sheet, it’s the welder holding the hot-air gun. A weld that’s too cold doesn’t fuse; too hot scorches the membrane. Flashing details around parapets, drains, and vents demand the same skill. When TPO fails early, poor workmanship is almost always the story, so choose an installer who does membrane work weekly, ask to see their detail work on a past job, and confirm the bid names the membrane thickness (60-mil is the sensible residential floor; 45-mil is a cost-cutter’s spec).
Lifespan and expectations
A properly installed 60-mil TPO roof is a 20–30 year system in LA’s climate. UV exposure eventually stiffens the membrane, and its reflectivity fades as grime accumulates, so an occasional rinse literally maintains performance. Ponding water is the enemy of any flat roof; if your roof holds puddles days after rain, fix the drainage during the re-roof, not after.
